A property's value is about much more than just bricks and mortar - it's about lifestyle and potential. That's why Ben Dodd, founder of Southern Aurora, is bringing an Australian-inspired bespoke approach to estate agency to the Chilterns and surrounding areas...

Southern Aurora specialises in managing the valuation, marketing and sale of prime residential and lifestyle properties where value can be unlocked and potential realised.

Ben leads the project management team. Originally from Melbourne, Australia, he is degree qualified in property valuations and brings a fresh, collaborative approach to the marketing and sale of residential and lifestyle real estate.

“We feel that traditional (high street) real estate agents don’t adequately market residential and lifestyle properties,” says Ben.

“Prospective purchasers are not informed about all the features and potential of a property which affects their view of value.

“Our strategy is about unlocking value and providing as much information as possible about a property for sale by involving a range of property experts. We sell for our clients as if the properties are our own,” he says.

Their property list is deliberately kept modest to enable the team to take a focused, bespoke approach to every instruction to maximise the property’s present and future value.

Southern Aurora’s experienced and talented team of property experts have lived and worked all over the world.

Ben acts as project manager for each sale and is principally responsible for preparing and agreeing valuations for clients.

He works alongside design consultants, who maximise a property’s value by showing prospective buyers what could be achieved through improvement, such as interior renovation, extending, landscaping or a full redevelopment. And before a property comes to market, Southern Aurora commissions a RICS approved report which provides a full insight into the property’s condition and highlights any issues that buyers should be aware of upfront.

“This means that there a no ‘hidden surprises’ for the purchasers and vendor later on and it reduces risk during the negotiation process,” says Ben.

Southern Aurora takes a creative, collaborative approach to marketing, ensuring that properties are marketed to their full potential, unlocking their full value.

The dedicated team of photographers and digital and print media experts work together to deliver bespoke online and print media exposure. And Southern Aurora’s historical advisors provide historical facts of interest relating to clients’ properties and the surrounding area.

“This is a valuable part of our marketing strategy and increases purchaser interest,” says Ben.

Reflecting Ben’s Australian roots, Southern Aurora has adopted the Brahman Bull as its brand logo, something which he has ancestral links with.

Property is in Ben’s blood and his family owned and operated Murray Downs Brahman Cattle Station in Australia.

Thanks to Brahman cattle, a beef animal renowned for their endurance and ability to adapt to harsh tropical climactic and environmental conditions, vast areas of previously unproductive land in northern Australia were pioneered and developed into profitable beef enterprises.

“We like to think that just as the Brahman cattle unlocked land values in Australia, Southern Aurora can too, here in England,” says Ben.

Buckinghamshire-based charity Hearing Dogs for Deaf People trains clever dogs to alert deaf people to important sounds such as the doorbell, telephone or smoke alarm. These life-changing dogs provide confidence, companionship and independence to those living with deafness – and that’s why Southern Aurora has partnered with the charity, making a donation each time an instruction is completed.

“The charity does fantastic work, which really makes a huge difference – one in six people in the UK has some degree of hearing loss - but to train a highly skilled hearing dog takes time and resources,” says Ben. “We love animals and the charity is local to us, so it seemed natural for us to support them, which we’re extremely proud to do.”
