Properties in one of the loveliest towns on the Thames don't come cheap, but they're worth it

Marlow has always been a property hotspot. With its picturesque riverside location, bustling shops and cafes, mix of old and new properties and access to grammar school education, homes have always been in demand. No wonder its popular with the rich and famous: new residents include the current England cricket captain Andrew Strauss and his family, and pop star Robbie Williams.

So, despite property prices falling in many locations over the past three years, Marlow has been cushioned from the recession.

You wont be surprised to learn that character riverside property comes at a particular premium. A three bedroom houses with views of Marlow Weir recently fetched well over 1 million, even though it was in need of refurbishment.

Homes just outside Marlow offer slightly better value for money, but still retain the wow factor. Villages such as Bisham, Medmenham, and Marlow Bottom are all sought-after.

There is always a shortage of supply in Marlow, says James Clifton of Granville Estate Agents. So weve been insulated from the fall in property prices.

There is a mixture of housing stock within the town, from Victorian villas and terraces to modern apartments overlooking the river. It seems that people who are contemplating a move to Marlow are looking for something with added extras.

Ian Cudworth of Ballards explains that while good properties are always snapped up, there is plenty of what he calls average property that remains on the market. He goes on: If you have something a bit special then it will sell. We had a barn conversion come on last week for 1.5 million. We had eight viewings and it sold for the asking price. The market for properties like that is very strong. Demand for individual properties is quite high but if you have an average house on an average estate, then the sale will be price driven.

As well as the wonderful location and bustling community life, James Clifton also points to the Buckinghamshire education system, which still operates the 11+, as a real draw for families to the area. He says: School catchments play important role in house prices and if a property is within the catchment of William Borlases Grammar School or Spinfield Combined School that adds a premium to it.

Out & about

Ups: Beautiful riverside town with good communications and excellent schools.

Downs: High property prices. Expect to pay just under 200,000 for a one bed flat.

Communications: Four miles south west of High Wycombe, and 33 miles into central London along the M40, Marlow is popular with commuters. The A4155 road runs through Marlow town centre, with the A404 lying one mile to the east, the M40 motorway further to the north, and the M4 motorway to the south.

Marlow railway station is the terminus of a single-track branch line from Maidenhead. The train is locally known as the Marlow Donkey. There are regular bus services to nearby towns including High Wycombe, Henley-on-Thames and Reading.

Amenities: Good range of shops, both independent and chain, library, good play facilities for children.

Schools: Great Marlow School is a co-educational secondary schoolthat became an Academy this summer. Sir William Borlases is the popular grammar school. There are several primary schools.

Pubs & restaurants: Lots of choice from pubs like The Two Brewers, where Jerome K. Jerome, wrote much of Three Men in a Boat, to the Michelin-starred Hand in Flowers, or the riverside The Compleat Angler. The Tiger Garden is an excellent Indian.

What do to at the weekend: stroll in Higginson Park or along the Thames Path. Join one of the many thriving sports clubs, such as Marlow Rowing Club.
